Major mixed-use project on CPA agenda

(CNS): When it meets this week, the Central Planning Authority is expected to consider a new application for a proposed mixed-use $30 million development in Grand Harbour, which would include shops, restaurants, a roof-top bar, offices and apartments, as well as a gym, a raised pool deck and a jogging track. The application under the name Harbour Walk, which appears to be a partnership between overseas property investor Eyal Patel, resident businessman Trevor Watkins and local real estate agent Jeremy Hurst, is located northeast of Grand Harbour.

Although there are no objections to the project, located in the Red Bay area on the outskirts of George Town, it presents a number of considerations for the CPA as the developers proposed to cover almost 92% of the site when the planning regulations only permit a maximum of 75% for developments in neighbourhood commercial zones.

However, planning officials noted on their agenda that a central courtyard area included in the design and stronger landscaping could address the imbalance.

The authority will also have to consider the height of development because decorative and recreational structures on the roof deck would bring the overall height to 52’ 7” above the permitted grade.

According to the project website, the proposed development would be a “buzzing hub of residences, offices, restaurants, shops and business and fitness centres” located “between the highly developed west side of the Island and the up and coming eastern districts”.

The developers claim that Harbour Walk would offer the first “Class A office” space and suites on the eastern side of George Town, with amenities comparable to the best in class.

      We are well on the way to ruin. Just look at the traffic chaos every morning and night in front of Hurley’s. Gridlock, forever, here we come.

    I wonder if the Government is thinking about the survival of the business on the Island ? how many bars and restaurants that needs to be open on a Island the size of Cayman ?

      how many actually obey the law? how many have the required insurance?

      how many have business store fronts?

      Why should government think about this? If I want to open a business it is MY responsibility to think about the volume of business, how will my business attract customers, etc., etc. If I get it wrong then MY business will fail. It is not someone else’s responsibility. This is the same for the actual developer. How do they know that persons will want to open a business in that location and rent a space?
      Next you will want government to assist you in the bathroom and supply the paper.

    I hope that these investors and DART will agree to put in a monorail system from Downtown to each of their perspective Mega Multi use centers.

    Grand Harbor roundabout is clogged every day and I can’t imagine once this and all the new condos are built in that area how bad traffic will be..

    Wow! How can one consider another development in the same proximity of the other 4? Imagine what this will do to traffic both in the morning and evenings? Is there anything like phased development in the Cayman Islands? If this development is approved by CPA, then this will prove that this country is all about greed and not about country or the residents that have come to work an live here. Fix the traffic problem before anymore developments!

    Moratorium on all new development until waste disposal is upgraded to 21st century standards. Moratorium on all development until public transportation system, like in Bermuda and everywhere else in the world, is implemented.

    Whining and expressing one se.f on any matter is a freedom allowed in these islands@3:01 pm. If ya don’t like it then close ya eyes so ya don’t read and don’t buy the papers either. Furthermore don’t listen to the radio or watch tv or even go on
    I’ve like you did when you wrote your spatial spiel.

    Now to the project, it was stated in another publication that it .i.e, the project is meant to cater to “high end” clients, owners etc. I wonder if we are seeing the middle stages of snobbism from these developers who have reached their develo ent
    Late su and now seek to further the cause of classism ( as opposed to racism) on these shores. May I suggest to the developers that in their euphoria with their new project they should not be so ready to segregate because there are non appearing high end people here local who may just not buy into ‘tis project because of your unthoughtful statement. Fire your PR people.
